We led the transformation of the historic 1920s Nystrom Hatch Industrial Building into 47 for-sale residential condominiums and live-work units, blending industrial character with modern urban living. The original three-story structure—with its basement, one-story loading dock, and annex warehouse—was thoughtfully repurposed to create a vibrant residential community. Indoor parking was cleverly integrated by converting the basement levels of both the main and warehouse buildings, ensuring direct, convenient access for residents.

To enhance the site, new two-story condo units were added flanking the warehouse, offering walk-in entries and a seamless connection to indoor parking. A striking new penthouse level was constructed atop the original three-story building, providing spacious open-plan units with generous patios and sweeping views of downtown Minneapolis. The former loading dock became the central building entrance, creating a natural and welcoming gateway to the entire campus. Recognized for its excellence in design and redevelopment, this project earned the Minneapolis/St. Paul Business Journal’s Best in Real Estate Award in 2006 for residential projects under 100 units.
